How we work with owners, tenants and condo associations.

Do you find and place tenants?

Yes. We handle the full placement process. Every applicant is screened on income, credit, employment and landlord history, and we only introduce approved tenants to you.

Do you handle all lease paperwork?

Yes, from start to finish, including renewals, and it's all done electronically. Leases can include a custom addendum with rules specific to your property, and we can manage renewals for you.

Are you the tenant's primary point of contact for issues?

Yes. Tenants contact us directly about problems and repairs. We send local contractors, arrange access, and keep you informed as much or as little as you want.

Do you fund and manage repair contractors as needed?

For condo associations, we pay contractors from association funds. Smaller landlords who prefer to pay directly can use our contractors who accept electronic payment. We also coordinate tenant turnovers, including cleaning, light repairs, painting and key changeovers.

Do you manage rent collection or financials?

We offer full financial management for condo associations, including HOA fee collection, and for landlords with multiple units. Individual landlords usually collect rent directly, but we can manage it if you'd like.

Do you handle legal issues like evictions?

Yes. We can assist with evictions and refer you to trusted real estate attorneys, though thanks to our screening they're rare. When a tenant needs to break a lease, we negotiate on your behalf, typically keeping rent coming in until a replacement tenant is found.

Do you help tenants get acclimated to the neighborhood?

Absolutely. We live and work in South Boston, so we help new tenants with things like resident parking permits and local recommendations.

Do you charge a fee for your leasing services?

We take a strategic approach rather than insisting on a full broker fee, which can make a listing less competitive. Market conditions around who pays the broker fee have changed, and our goal is to maximize your return while securing a quality tenant. We'll walk through the details when we talk.
